Update on Humbertown Renovations

Dear HVV Residents

As Directors, it is our responsibility to keep you properly informed about developments in our community and the renewal of Humbertown Plaza is no exception; it is the heart of Humber Valley Village.

Speaking with Humbertown merchants is as valuable as landlords. After the AGM, we contacted First Capital Realty again with questions that arose out of conversations with Merchants.

They answered our questions and included a concept site plan and artist’s renderings. Kindly note that the images are conceptual and may not represent the branding and design that specific tenants choose to proceed with. All plans and elevations are subject to change.

Some of the information below is common knowledge and was discussed at the AGM.

General Information

1. Building permits for the final stage of renovation have been approved by the City but internal approval by FCR’s executive is pending. Everything is defined as “intent” until finalised.

2. Floor plate and massing will be unchanged.

3. LCBO, Shoppers DM & Scotia Bank will be open and operational during renovation.

4. Project timeline is one year.

5. The design of the north renovation will reflect the south.

6. If community members have questions about relocation of tenants, FCR advises we reach out to them directly.

South

1. There is one retail unit yet to be leased

2. All new tenants will be open for business during the final phase of renovation.

Middle

1. Loblaws is renovating and expanding as part of the final stage of renovation.

North

1. The enclosed mall up to the existing Shoppers Drug Mart as well as the second floor space will be part of the final stage of renovation.

2. The north retail breezeway is considered inefficient and underused. Therefore, FCR has contemplated providing an opportunity for large and mid-size tenants north of the LCBO, possibly food as well as retail. Shoppers DM may relocate and expand here.

3. There will be opportunities for potential food and retail tenants in the remaining units.

4. Approval and deal negotiations for the last stage of renovation are not finalised and are subject to change.

5. Tenants in the north end who are not maintaining operation during the last stage have been provided Termination Notices for February 28, 2025. The majority of tenants who are not remaining at Humbertown are looking for or have already found space elsewhere or are retiring.

6. Information on Shoppers Drug Mart will be available to HVV in the near future once they finalise their plans.

7. Pasta Gourmet — please speak with them directly

8. Second Cup — the intent is to have a coffee operator at Humbertown.

9. Barber is leaving.

10. Shoe Clinic is leaving. As mentioned, the north renovation targets mid to large retail and food.

11. URO — unknown at this time.

12. Lower level will be for building maintenance, mechanical and electrical use.

Sincerely,
HVVRA Board of Directors
