Dear Humber Valley Village Residents,
Attached is an invitation from City Planning to participate in a virtual meeting re: further intensification and expanding the number of Avenues.
It is proposed that more roads in our community and throughout the City be designated as Avenues, and that these “Avenues” see significantly more density and heights “as of right” (ie. no further permissions or consultations are needed).
Avenues would see building heights increase further, on the perimeter of low-rise neighbourhoods, from 6 storeys to up to 11. Building height cannot exceed the width of the avenue it fronts-including sidewalks and right of ways.
An excerpt from the attached document shows potential heights based on road widths.
In our area, avenues will include Dundas, Islington, Kipling, and notably, Royal York Road from Anglesey to Dundas and south of Bloor Street:

In map below, light brown shows newly proposed avenues, while dark brown reflects existing avenues. Red denotes existing “Centres”, areas which are already designated for intense, mixed-use development. For example the Kipling transit hub/Westwood theater area), and the Yonge-Sheppard area are designated Growth centres.

The HVVRA believes that the City will plow ahead with this proposal, despite ongoing opposition to its plans. However we are asking the city to start slowly, by approving only short stretches of Avenues so they gradually (vs radically) transition from lower density, residential neighborhoods to areas of greater density. This approach would allow time to see the impact of significantly increased density on the existing, already stretched infrastructure including traffic, parking, schools, sewer capacity, and public amenities.
We encourage Humber Valley Village Residents to attend the meeting on November 20th, 6pm to 8pm.
