Dear HVV Residents
What do you think about sixplexes on your street?
What is a sixplex?
As part of its strategy to expand housing options in neighbourhoods, the city of Toronto is exploring the potential of permitting multiplexes with up to six dwelling units on single family lots. These six-unit multiplexes are more often referred to as sixplexes.
A sixplex uses the same built form as a fourplex but with an additional floor. It is required to conform to the same existing performance standards as a Fourplex.
Built form describes what a building looks like, how tall it is, how much land it takes up, how far it is set back from the sidewalk and the street, and how it relates to the other buildings and open spaces around it. Depending upon the lot width, the building width will vary accordingly.
The City is looking for feedback, and so is CERA (Coalition of Etobicoke Residents’ Associations)!
CERA is a newly formed group of ten Etobicoke Residents’ Associations that want to ensure Etobicoke residents are informed about the many planning and zoning changes being proposed. We are asking for transparency and better consultation from the City. Humber Valley Village Residents’ Association is a founding member of CERA.
Did you know fourplexes are already allowed on any residential lot in Toronto?
In 2023 City Council approved fourplexes city-wide. Planning staff are consulting with residents now about expanding this to as-of-right (automatic approval) to build sixplexes on all lots city-wide. They will share their report with the Planning and Housing Committee, likely in May.
How can you share your thoughts:
1. Click the link Sixplex Survey and complete the CERA survey by April 9 @ 6pm. It should take less than 7 mins. Please share the link with other family members, neighbours and friends, especially in Etobicoke. The more consultation and data, the better!
2. Join City Staff to learn more at their Etobicoke Open House on Monday April 7, from 5-7:30 at Toronto Public Library, Weston Branch, 2 King Street
3. Join a virtual Citywide Public Meeting on Tuesday, April 8, 6–8pm, City-Wide Virtual/Webex (register here)
We are here to represent YOU and YOUR opinions!
Independently of City Planning, CERA wants to gather insights and opinions from residents about housing needs, policy directions, and appropriate zoning considerations for sixplexes.
We will share the results with you in the coming weeks, and your feedback will inform CERA’s response to City staff, the Planning and Housing Committee, Councillors and Residents’ Associations across the city.
Sincerely
HVVRA Board of Directors
