Apartment Neighbourhood SASP

Great news!

The Etobicoke York Community Council (EYCC) has approved the Site and Area Specific Policy report (SASP) for the apartment neighbourhood surrounding Humbertown at the April 5th council meeting. The SASP is applicable to all future re-development proposal except the Elia Corp. / St. Steven’s Court proposal which will be determined at the Ontario Municipal Board (OMB).

This is a huge and long-awaited accomplishment that was only possible with the hard work of the HVVRA Board, the residents who volunteered to take part in the Working Group meetings and community support.

The SASP will permit some modest increases in height and density, while retaining setbacks and green spaces etc. New development can be a maximum of 4 storeys facing the street and stepped back to a maximum of 6 storeys at the rear with a 45 degreee angular plan. The Board finds this to be a reasonable balance between the need for a ‘low rise’ feel with the Official Plan’s requirement to increase density.

As part of the SASP, a report titled “Edenbridge and Humber Valley Design Guidelines” provides extensive details and photographs on what is appropriate in terms of ‘the look’ of new buildings (architectural qualities, building treatment and design, massing and connections between built form and public space etc.). This will ensure new buildings ‘fit in’ to the existing neighbourhood.

The HVVRA is opposing what it considers to be an unreasonable application from Elia Corp. to re-develop five apartment buildings on St. Steven’s Court at the Ontario Municipal Board, a provincial body that acts as a Court for development applications. Going to the OMB costs money (lawyers and development specialists need to be retained to make the case strongly).
